Egret Roofing & Maintenance

Northeast Florida commercial roofing

Your roof is a capital asset. We help your board manage it like one.

Egret Roofing & Maintenance serves condominium and HOA communities across Fernandina Beach, Amelia Island, Nassau County, and Jacksonville. We pair scheduled maintenance with board-ready documentation that keeps your roof insurable, warrantied, and planned for.

The Roof Asset Management Program

Two scheduled visits a year, plus a response plan for every named storm.

Most commercial roofs fail early not from a single storm but from small, unaddressed problems: clogged drains, failed sealant, loose edge metal. Our program catches those on a calendar built around Florida's hurricane season, and documents the roof's condition in a report your board can hand straight to an insurer, reserve specialist, or auditor.

Visit 1 — Pre-Season (May–June)

Full maintenance — drains, scuppers, gutters, penetrations, flashing, fasteners, and edge metal — plus a dated photo baseline of the roof entering hurricane season.

Visit 2 — Post-Season (Nov–Dec)

A systematic storm-damage sweep, post-season maintenance, and an updated condition report with a capital forecast timed for your budget season.

After every named storm

Priority inspection within days, emergency leak mitigation, and claims-grade documentation captured inside Florida's one-year claim notice window.

Built for boards and community association managers

Board members and CAMs are fiduciaries. Every roofing decision has to survive a records request, a reserve study, and an insurance renewal. We write our reports for that audience — clear enough for a homeowner at the annual meeting, detailed enough for the association's attorney or auditor.

  • Documentation that supports your duty of care
  • Reports formatted to feed SIRS and reserve studies
  • Insurance-readiness pages carriers can act on
  • Budget-season capital forecasts, not surprise bills
How we work with condo & HOA boards

What's in a Roof Condition Report

  • A–F condition grade per roof with dated, captioned photos
  • Estimated remaining useful life formatted for reserve studies
  • Deficiency log prioritized, with tracked status
  • Warranty status tracker so maintenance keeps coverage valid
  • Insurance-readiness page roof age, material, wind-mitigation features
  • 1/3/5-year capital outlook planned spend, not surprises

Why a dated photo baseline matters

After a hurricane, the argument with an insurer is almost always the same: storm damage versus pre-existing wear. A dated set of photos showing your roof's condition before the storm is the most decisive evidence a board can hold. We capture that baseline every pre-season visit, so the record already exists when you need it.

Documentation, not promises

We do not promise insurance outcomes, premium discounts, or claim results — no roofer honestly can. What we provide is readiness: maintenance that keeps manufacturer warranties valid, records that document wind-mitigation features, and condition data that helps your community stay insurable and plan capital on your own terms.
