Roof planning tools for boards and CAMs
Three quick tools to help a condominium or HOA board in North Florida put real numbers on the table before the annual meeting: what a maintenance program would cost, how much to reserve for the roof, and how ready your roof file is for an insurance renewal. Each one shows its results instantly. They are planning estimates to start a conversation, not bids or formal opinions.
Maintenance Pricing Calculator
Estimate the annual cost of a roof maintenance program for your community by roof system, size, and service tier.
Estimate program costRoof Reserve Calculator
Project your roof's remaining useful life, replacement window, and a straight-line annual reserve figure for your SIRS and budget.
Project your reserveRoof Insurance-Readiness Scorecard
Grade how well your roof file answers the documentation questions carriers ask at renewal, and see the top gaps to close.
Grade your roof fileAre these tools free, and do we have to give you our details?
All three tools are free and every result appears on screen without an email address. Each tool offers to send your inputs to us afterwards if you want a written proposal or a fuller worksheet, but that step is optional and the numbers are yours either way. Nothing is calculated on a server — the math runs in your browser.
How accurate are these estimates?
Each tool uses the same published ranges we plan real projects around, adjusted for the details you enter, so the output is accurate as a planning figure and not as a price. They are meant to give a board a defensible starting number — the kind you can put in a budget draft or a reserve discussion — not to replace an on-site assessment, a reserve specialist, or your insurance agent. The three things that move a real figure most are roof access, building height, and current condition, and no calculator can see any of them.
Which tool should we start with?
Start with the Roof Reserve Calculator if your next conversation is about budgets or a reserve study, and with the Insurance-Readiness Scorecard if a renewal is coming. Boards weighing whether to put their roofs on a program usually run the Maintenance Pricing Calculator first, then read the Roof Asset Management Program page for what the figure buys. If you are not sure which obligations apply to your community at all, the condo and HOA roofing page is the better starting point.
