How this calculator works

A roof maintenance program is priced two ways depending on the roof. Pitched shingle roofs on garden-style and townhome buildings are priced per building per year, because the work scales with the number of separate roofs to service. Flat membrane roofs (TPO or modified bitumen), tile, and standing-seam metal are priced per square foot per year, because the work scales with area. The calculator applies our published rate for the system you choose, applies the relevant minimum, and then positions the estimate inside the band according to the tier you select.

Every tier includes both scheduled visits a year and the board-ready Roof Condition Report. What changes between tiers is the included-repair allowance per visit, the depth of reporting, and the level of board support — which is why the estimate shifts within the range rather than jumping to a different number. Questions about the estimate

How is the maintenance-program estimate calculated?
The calculator applies our published program rates to the size you enter: garden-style shingle communities are priced per building per year, and flat, tile, and metal roofs are priced per square foot per year. It then applies the relevant minimum — a community minimum around $2,500 for multi-building shingle programs, or about $1,200 per roof otherwise — and narrows the range to the service tier you pick. The result is an annual range, not a single number, because real pricing depends on details a calculator cannot see.
Why does the tier I choose change the price?
The three tiers — Essential, Preferred, and Asset Manager — differ in included-repair allowances, reporting depth, and board support, so each sits in a different part of the pricing band. Essential lands in the lower third, Preferred in the middle, and Asset Manager in the upper third. The tool shows this as a narrowed range within the published band rather than pretending to a single exact figure.
What can change the final price after a site visit?
Three things move the number most: roof access and how easy each roof is to reach, building height and the safety measures it requires, and the current condition and detail count of the roofs. A low, easily accessed building in good condition sits near the bottom of the range; a taller building with difficult access or many penetrations sits higher. We confirm the real figure by walking the property before we write a proposal.
